   Due to the fact that we hand build each home on site, we are able to provide the features, options and floor layouts that will suit your lifestyle.

            The Dutchneck Builders Shell Package will save you money.

   With our Shell Package we do the lion’s share of the work and present you with a completed weather tight structure, that will not be affected by elements and is ready to accept plumbing, wiring and your interior finish. The Dutch Neck Builders Shell is a very effective, cost cutting building alternative that will enable you to save money (a smaller mortgage or no mortgage at all) by way of allowing you, the owner to finish the interior at your own pace, or as cash flow dictates. It also allows you the option of using any subcontractor you choose, a Dutch Neck Builders approved interior finish contractor or complete some of the items yourself and save. If it makes it easier, we can also supply complete interior finish packages for you.

     What does a typical Dutch Neck Builders Shell Home consist of?

   1. A complete weather tight house using grade A  kiln dried lumber with pressure treated sills on insect repellent sill seal.

   2. 2x6, 16” oc. Exterior wall construction with OSB/plywood sheathing and house wrap. Advantech™ sub flooring, wood I-beam floor joists, ceiling joists and rafters all 16” oc. with OSB/plywood roof sheathing.

   3. Full interior wall partitioning, all interior staircases and strapped ceilings.

   4. Asphalt roof shingles over a vapor barrier with rubberized eave material (to provide ice dam protection) and non corrosive flashing and drip edge. Full roof venting.

   5. Metal insulated exterior doors and thermopane tilt sash vinyl clad windows with full screens. Exterior vinyl/metal atrium or sliding doors (if applicable to chosen house plan).

   6. Full exterior finish trim package with primed clear pine and vinyl siding (wood optional). All building materials, millwork and construction specifications to meet or exceed building code.

                    What else is available with your Shell home?

   A full foundation package may be ordered (price quote subject to house lot conditions). You the buyer may select - at your option - for additional cost, other roofing and siding materials, windows and doors other than standard. And most importantly, you may modify any of our house plans to suit your personal life style needs. We will also be happy to quote any floor plan you may have. Garages, breezeways, sundecks, dormers, chimneys, etc. all may be added to the Dutch Neck Builders Shell Package.  Just ask!
